Why do showing requests still start as a text from a listing photo?
The listing is doing the marketing. The website is making people leave to finish the job.
A buyer likes the kitchen, screenshots the photo, and texts the number on the sign—or their cousin’s agent. Your site had a contact form that wanted a life story. Two taps to request a showing would have kept that lead.
Put the showing request on the listing, not in the footer
Every listing page needs a time to request a showing, a phone they can tap, and a form that asks for name, number, and a preferred window. That is it.
If they have to create an account on a third-party portal first, they will not. They will text someone else.
- Show on a phone without pinching and hunting.
- Request a showing in two taps from the listing photo.
- Send yourself the lead in email and text, not only a CRM you check Fridays.
Your homepage is not a headshot gallery
Buyers and sellers arrive with different jobs. Give each a path: “I am buying,” “I am selling,” “I already work with you.” Past clients should not have to scroll past awards to find how to ask you about a refinance timeline or a listing date.
If Google Photos and Zillow are easier to use at a red light than your site, they will stay there.
